Lincoln Development project underway

Aug. 24, 2017 – With construction cranes serving as the backdrop, officials gathered Thursday to celebrate the latest major development project to get underway in Oak Park.

The groundbreaking ceremony focused attention on the 12-story, $60 million mixed-use structure being built at the corner of Harlem Avenue and South Boulevard. When completed in early 2019, the building will feature 263 residential units, 10,000 square feet of retail space and parking for 398 vehicles.

“This lot we are standing on today has been Village owned, vacant and off the tax roles for more than 15 years,” Mayor Anan Abu-Taleb said during the event. “Projects of this scale can go a long way toward easing the tax burden on homeowners who do the heavy lifting for our tax base.”

The new development is being built on what was until recently public parking lots along two blocks of South Boulevard. The project will feature a pedestrian walkway along Maple Avenue as the structure spans the street to connect two property parcels.

The project will also include five affordable units, and the developer is making a $700,000 contribution to the Village’s affordable housing fund.

Lincoln Property Company is the property’s developer, CallisonRTKL Inc. is the architect and AECOM Tishman is the contractor overseeing construction. Representatives from all three companies attended the groundbreaking.

Village trustees Deno Andrews, Dan Moroney and James Taglia were also on hand at the event, along with Village Clerk Vicki Scaman, Village staff and representatives from the Plan Commission, Oak Park Chamber of Commerce and Oak Park Economic Development Corporation.

The Lincoln Development is the latest project bringing new energy to downtown Oak Park.

Just over the railroad retaining wall from the Lincoln Development, the Emerson development is scheduled to open this fall with 270 apartments, a 424-space parking garage and 26,000 square feet of retail space anchored by a Target store. The property rises five stories along Lake Street, then steps back into a 20-story structure along North Boulevard.

Elsewhere, construction is progressing on the five-story District House development at the corner of Lake Street and Euclid Avenue. The project will house 28 condominiums and 4,500 square feet of retail space when completed in 2018.

In 2016, the 21-story Vantage Oak Park building opened at the corner of Lake Street and Forest Avenue with 270 rental apartments and 300 public parking spaces. Earlier this year Cooper’s Hawk Winery and Restaurant and Edward-Elmhurst Health occupied the building’s 25,000 square feet of retail space.
